Bed was uncomfortable. Water pressure for the shower was weak. The room itself was great, and the free breakfast in the morning was delicious.

Reasonable price, great location for easy access to Keswick centre, the room and bathroom were a small but reasonable size as well as clean, comfy and well equipped. The shower was nice and powerful. The pub/restaurant itself was decent with nice staff and food. The only points to note are that parking is very limited and extremely tight which can be an issue in peak season. I had to park a few mins walk away albeit it was at least still free. Also I stayed during a heat wave and my room was a lot hotter than other places in the hotel. A fan is provided which helped. The hotel is also on the main road so there is vehicle noise but a good pair of foam earplugs did the trick for me.

Room was basic and clean, dated but typical for a B&B-type place in the UK. There is actually a lot of charm to these places with the "Fawlty Towers"-esque 10 staircases to get to the top floor, some of them downwards 😅 The room was boiling hot in the recent heatwave, as the portable fan wasn't left on, and the blinds were left wide open before check-in with the sun streaming in. It never cooled down fully and had to sleep under a wrung out towel to sleep. But those temps are rare in the Lakes. Maybe something for the hotel management to consider when it is very hot, closed blinds, fan on, and a little note apologising for the dinginess, but an explanation why. Breakfast was nice, lots of toast, unlimited cold buffet and attentive staff. Sausages could have been better quality for Cumbria. Location was perfect for transport, 8 minutes powerwalk to the main bus station, and a bus stop for the X services from Penrith right outside. A good corner shop a few minutes away for supplies. Would stay again for what I needed it for, one night in Keswick as a little home base.

We stayed as a family of four. Very large king bed and bunk beds for the two kids. Breakfast was lovely and lots of nice choices. Staff very helpful and the location was perfect.

Beautiful property very close to towne, which is lovely, wonderful breakfast, helpful staff! Only issue was no dinner available at restaurant. Other than that it was awesome! We loved this stop on our travels throughout europe

This was a lovely hotel, the staff were very friendly and accommodating. The room was spotlessly clean. We had a beautiful view over the top of the other houses and across to the hills (room 16). It was nice to have a bath, not just a shower when you have been out walking and need to relax. The breakfast was delicious. NB there is very limited parking at the hotel itself but there is free on street parking a couple of streets away.

Great facilities, well situated in Keswick. Parking might be a bit of an issue for some. Small on site car park. Overnight on street possible. Fabulous breakfast. Lovely staff. Would definitely stay again

Rooms were comfortable. Good beds and duvets. Wonderful view! Staff were very approachable and pleasant. The breakfasts were good apart from the last day when no hot breakfasts available. We enjoyed a very nice evening meal but were disappointed there was no hot drinks available afterwards. Not easy to park for larger vehicles.

Location - The hotel is situated in a great location. Very much walking distance to everything central. Room - Very basic, the bed and pillows were not comfortable for me at all, but my partner didn’t mind them. It was clean. However, under the bed could have done to have been hoovered, I only noticed it because I dropped something under there though. Building - Being an old building, everything is very creaky. Our upstairs neighbours must have had ants in their pants because they couldn’t sit still and we could hear every bit of movement they made. Breakfast - The breakfast was nice! It’s only served between 8 and 9:30 though so if you want to be up and out early be prepared to miss out on that. I did send a “message to hotel” via Expedia to make a last minute request which was missed. It wasn’t the end of the world though. Other than that, it was a pleasant enough stay even though it rained every day!

The staff were very pleasant and did everything needed. The room (room 4) was nicely cleaned , extremly nice with a lovely view of the park and the mountains in the distance. Breakfast was VERY nice, well cooked no grease at all, excellent for a full English The spa bath in the room wasnvery powerful, but was extremely hot which was good with a nice rainfall showerhead. Only 2 issues, 1 of the drawers still had a previous persons dirty laundry in, and the bed, although it looked beautiful wasn't the most comfy and squeaked terribly, every single slight move and it woke us both up. Sort that bed out and its a 5 star all the way
