Brand new, so extremely clean. Little bit hard to find though. The bed was really very hard and although there was a TV couldn't watch anything, so low marks for comfort although the room is very nice. Location is ok, can get to many places in bangsaen easily but there were a ridiculous amount of semi-stray dogs in the area that barked and growled, which made walking around a bit of a problem.
