Upon arrival bedsheet was obviously dirty, changed next day. Smallest En Suite I have ever seen. Room is very noisy with window open due to A607, very warm with window closed. Breakfast is minimal with no cereal bowl, on dessert spoon, no plate for bread, no knife. Only cutlery was one teaspoon. A toaster would have been nice. I accept there is a kitchen but it was on ground floor entailing a long staicase. Yes, it was cheap but will not stay again.

First impressions good, tidy and reasonably well furnished. Interior stairs and 1st floor landing very hot in evening, fan in room did not provide sufficient coolness. Shower in room had no cold water adjustment so was dangerously hot in fact scalding hot, therefore unable to use shower. Management not on site and despite 2 phone calls did not come and fix the shower as promised, in fact implied no problem as previous occupant did not report problem. Breakfast adequate but Cereal, bread for toast with cheese and preserves, yoghurt and small can of baked beans, milk for tea and Cereal is OK, but hardly a true Continental breakfast. Very difficult to understand Management staff on phone, didn't actually help at all, no apology for our inconvenience or offer of remuneration or offer to change rooms. Employing phone minders who do not speak English is not very helpful. Management apparently were supposed to be on site by 9am Monday morning but no sign of anyone at all. Would not recommend this place to our friends.

Arrived at Hamilton Hotel went up to room to find no bedding. Phoned provider who told me the room had been cancelled. Not acceptable to inform me after arrival and offered no alternative option. Do not book this hotel even if cheap.

The positives - good location a short drive from city centre, onsite parking, communal kitchen clean and tidy. The not so positives - no reception or room / door keys - key codes for doors. No curtains, just blinds - room illuminated as soon as there is daylight. Walls and floors are very thin, so expect to hear every movement from your room neighbours; trips to the bathroom, creaking floorboards, creaking doors and slamming doors, this happened throughout the night on both nights. Mouldy grout in the shower, there’s a problem with the shower / water pipes making a terrible noise when used, audible from neighbouring rooms. I didn’t like that someone came in the room during the stay to leave two pieces of bread in a bag for breakfast - is there no privacy? Fridge in room turns on / off during the night - noisy and creates vibration on the floor, very disturbing in the night. Potential mould / damp on the external wall below radiator. Overall very poor stay, little sleep on either night due to lack of curtains, creaking floorboards, slamming doors and general foot traffic in communal areas. Mould issues are a major concern, along with unknown person entering room while room unoccupied but containing personal belongings.

Self check in, no staff at hotel. The room was clean, and there was a kitchen you could use. There was a basic minimal continental breakfast in room, best eat out if you have an appetite. No clothes hangers or any hooks in bathroom to hang wet towels. An acceptable stay for the money.

I was in room #12. The very last room. Many sets of stairs and hallways and firedoors. Luckily there was a rear door that I could exit but not enter due to code. Propped open rear door and retrieved my belongings from the taxi. The rear stairs was more of a “stair-ladder”. Old, shallow and steep. This was still a better option than via the front door. Im a big guy, 6,2” 285 lbs. The bathroom in my room was narrow. On the toilet my shoulders touched both walls. The vent fan needed an exorcism as it sounded of that of a demonic creature having a bad day. Very clean. Very convenient to downtown. Lots of food delivery options. Not recommended for those who need luggage assistance or those with limited mobility as the hallways and stairs are meant for the young.

On the 2nd night there was an argument between the landlord and a resident who should have checked out then between 1 and 2am the alarm went off for half an hour, almost certainly someone vaping in there room, the landlord seemed oblivious to it when I saw him the next day, the bed linen was not very good was old needs replacing, and the door handle was not fixed to the inside toilet door

I arrived late after an event. The keycode didnt work. Called up but in the meantime a man had let me through the door and stated this had been an issue for days. A bit scary when its late and can't get in. However for the price, would stay again. Room was clean and comfortable. The breakfast was left in the room: 2 pieces of bread and butter, small pack of cereal, a yoghurt, piece of cheese, tea, coffee, hot choc and biscuits.

Stayed here for three nights at the beginning of April. The room was warm, comfortable and spacious. There was plenty of tea, coffee and hot chocolate available, as well as the usual kettle, and a fridge with real milk (as well as those plastic uht ones). The continental breakfast was available in the room and topped up daily, but with the added bonus of having a large kitchen available with toaster, kettle, microwave, oven and hob to cook and a large table to eat at. The housekeepers were really friendly and welcoming when we bumped into them, keeping everything clean, tidy and refreshed. With a private car park and walking distance to the city, what's not to love? We will 100% be coming back here again.

Great Value hotel. We paid £37 for one night, with a light breakfast. It is unmanned but the system with doors etc are easy to use. We opted for the room with a private bathroom. The room was large and had a fridge. The shower was good. You have access to a good size kitchen which was large and spacious. All the appliances were available to use. The breakfast consisted of a box of cornflakes, a pint of milk, two slices of bread/toast with butter, honey and jam, a yoghurt and a slice of cheese. Lots of coffee and tea. We found this was ideal for breakfast considering this was included in the price. Parking was good with an allocated space. It is about a 30 minute walk to the centre of Lincoln or a short bus ride away. Overall recommend for a great value stay.

We were wary about staying at the Hotel after seeing some bad reviews but were actually pleasantly surprised. The room we had, number 5, was large, pleasantly decorated and very clean. The same goes for the bathroom. There was some traffic noise from the main road but ear plugs were thoughtfully provided. The continental breakfast was adequate and replenished every day.The Kitchen/Breakfast room was very nice and extremely clean. We would definitely use again.

Private car park. Good location for bus into city. Spacious room with large shower cubicle. Lovely well equipped kitchen across the hall. Could hear the traffic from the road but it wasn’t that bad and ear plugs were provided if needed. Had a pleasant stay and would stay there again
