Small room (as expected). Reminder that it's a walk-up -- no lift and narrow stairway made me appreciate packing a small suitcase. Front desk staff responded very quickly to e-mail when I told them I'd missed a connection and would be 4 hours later than expected. He also watched bags for a couple hours after my checkout time so it was easier to do more exploring. Desk staffed 24/7.

A great place to stay for a night or two near Kings Cross. Quiet with nice views of trees at the rear. No lift.

Very basic. Room not very clean. Open duvet cover revealed blood stained duvet. Luckily didn't see that till the morning! Toilet lid detached. Shower good. Convenient location to King's Cross Station

Although this place is located very conveniently near to Kings Cross/St. Pancras stations, it felt sketchy at night. On the map, I could see a little square/park next to the hotel, which is part of what prompted me to make the reservation. But it's got homeless (or maybe druggies) that made me uncomfortable walking by ... not at all a nice little park! The room itself was very small, barely enough room to walk on the far side of the bed. It was difficult to deal with two suitcases in the room, and we only had roll-aboard size luggage, not full-sized bags. The bathroom was likewise very small. Staff was not helpful. There were two bottles of water (warm) in the room the first day. When we asked for more (in the brutal travel advisory heatwave), we were told we'd be charge for water. No way to get ice. No mini fridge. We were given a small fan but the room was just cruelly hot ... no-way-to-sleep-at-night hot.

Very handy overnight stay after a night out before an early train from Kings Cross. Clean and comfortable enough. A hot night, but fan and open window made it bearable, although I needed noise cancelling earphones with window open. Will definitely look at staying again next time I need a simple overnight room.

Clean and comfortable room and good value for money. Staff were very helpful with our late checkin when our train was significantly delayed.

We were there during the hottest week of the summer in June 2026 but the staff gave us 2 fans for the room. So helpful! Great location. I’ll be back!

The room was clean and tidy, with tea and coffee provided. I was allowed to take my bike into the room. I found the bed super comfortable! The staff were super helpful particularly for a very tired cyclist. The location was excellent, not too far away from London Waterloo. I would definitely stay again.

Narrow stairs with turns. No lift. I am 71 do being 3 flights of stairs was hard. Should tell you that before you book. No AC . Room OK but size of a cupboard for 2. Clean, bed fine, good for overnight to St Pancreas 5min walk away. Felt safe walking at 5.30am as lots of travellers around.

A great place to stay just opposite King's Cross. Very friendly staff. Room was clean, supplied with bottled water and a fruit bowl. Something long forgotten in the hospitality industry in the UK in general and in London in particular, where hotels are now trying to charge you for anything they can get away with.

Receptionist polite and helpful. Room was tiny and in the basement and so hot. Very noisy. Outside noise also starts early as development next to hotel.

It was shabby and noisy from other rooms and residents and I couldn’t get away quick enough.
