Lovely location, very friendly staff, great food and a comfortable stay. The property is a gem in the rough - the common areas present beautifully but the room was a bit tired (but still very comfy)

The Staff were very helpful and friendly. Room was really clean, large and comfortable. We had a four poster bed.! There were several walks, one of which we did. We would like to return sometime.

Super comfortable bed in a spacious room. Very clean and tidy. Lovely welcome and advice about the state of the footpaths in the area are very muddy, so we wore walking boots for our river walk to William Wallace monument and along the river bank.

Beautiful location and great size rooms. Tv needs upgraded from a 14inch to at least 32in. Breakfast on day one was farcical. Breakfast was 7 to 10 but when we arrived at 9.30 we were told "well guys you have arrived late so you can only have whats left". Not a great welcome. There was no milk for cereal and i had to ask 4 times to get some. I had to find the staff to ask for tea and coffee. Next day there was more staff at breakfast and though we arrived at the same time an older lady was clearly making sure breakfast flowed smoothly. Upstairs lounge was a great place to hang out. Hotel is great for dog lovers. Base of the bed was really tatty but mattress good

Location, lounge, staff, food were great. The bed was terrible, very old mattress that dipped in the middle. Shower was almost inoperable with poor water flow and temperature. Other than it was great.

Breakfast - only plain brown or white sliced bread, jam seemed to be apricot only, fresh food - satsuma on display was half rotten, tweed restaurant chairs - most in need to repair in some form or other. Lacked atmosphere. Tired looking. Frayed curtains in bedroom. No biscuits to go with tea/coffee. No bottled water. No shower cap or hair conditioner. ,

Had a deal to stay including breakfast. Location was ok and nice by the river. Quiet as in the countryside. Bathrooms could do with a better clean. Towels worn. Bed hard. However slept ok due to quiet. Staff young and don't seem trained but what's new with that in the UK currently?! Difficult to get attention to order at breakfast. However eggs benedict and full breakfast both very good. Ok for a reasonably priced break near Melrose and Abbotsford House. Right in the grounds of Dryburgh Abbey also.

The hotel is lovely although undergoing a little renovation. Great for walking and excellent breakfast. However the menu in the Bistro is limited with little for vegetarians and does not change.
