This is an old hotel. It has its faults and is tired. But to us this added to its ambience and all round charm. It is undergoing repairs so you have to roll with it. Breakfast was fine.

The rooms were small, but adequate. The staff was fantastic! The room was quite hot (no AC), but the front desk staff offered a fan immediately to be brought to our room….what a difference that made. The mattress was also very comfortable. We would stay here again.

The hotel was having refurbishment in the dining room, but during my stay there was no noise, and I was able to park in the main car park, and although I was going to pay the parking charges, when the staff realised I had a blue badge, they mwentioned that parking was free. Due to the dining room being closed residents were eating at the bar, and the staff were very helpful, and the food was good. My room was excellent, with a great view of the bay

Hotel room was clean, but the floor in the bathroom/shower feels like it is going to collapse at any moment. We stayed in room 315. The hotel itself is in need of a huge revamp and maintenance needs to be increased. The place is falling apart.Parking charges of £10.00 per day needs to be mentioned at the time of booking and not hidden on the web site under 'parking available'. The lift is suspect to say the least and its a scary ride. This hotel has the potential to be a great place to stay...but we will not be back when there is a Premier Inn just down the road- and you know what to expect at a Premier Inn. One positive is the bar manager- he had great service and great to chat to.. he is the only asset to the hotel that we can think of. The waitresses walk around with no smile or even a greeting when they pass you or even just ' is everything ok?' would have been nice. It is no wonder they always have rooms available as we are sure that the word is out that this is not the place to stay when in Oban.

Ratings reflect the state of the public areas, rather than the room which was actually excellent. Public areas filthy, run down, dust, dirt, builders debris left lying around along with tools, little attempts at tidying up of any cleaning at all. Same rubbish left on stairs and in corridors for duration of 4 night stay. No room servicing either. Was told to put sign on door, great if you actually have one. Room was decent, well decorated and great view. Otherwise I have to say I’d be asking for a refund. Rooms were expensive, no mention of poorly executed upgrade going on nor the dreadful state of the public areas.

Very run down. Poorly maintained structure. Evidence of water leaks in the bedroom and bathroom which had a strong smell of damp and long term cigarette smoke. One Bedroom window was nailed closed, no ventilation and although electric fans were provided, they only circulated warm air. Doors banging throughout the night disrupting sleep. Shower was a drip hose. Altogether a very bad experience which I would not recommend. This hotel is by far the most rundown place that we have ever stayed. Reception staff were pleasant on booking in.

The hotel was disgusting and should be closed down as unfit for anyone to stay in..not disabled friendly with lots of steps to the entrance and one small lift which was unclean. I am unable to walk far and had to go in lift to the basement which was appauling with filthy torn walls and ceilings and walls with walls, ceilings, windows , floors a health & safety hazard. Registered and given keys to room 305..0n entering we were shocked by the condition of the sea view room which old uneven carpeting.rotted mouldy windows, plaster pealing from walls, very old bed base, bedding was clean but room damp. Complained to receptionist Kevin who was very polite. We were too tired to make it home but asked for refund. Kevin appeared at room with the keys to room 309 which was a “superior” room for the rest of our stay..it had newer furnishings and a larger newer bed, so we accepted as we had paid for ferry trips to Mull & Iona. .We inspected the room which had rotted windows, black mould on window frames, loose plaster behind curtains and dampness.. We both had breakfast which was a good choice of food. We stayed Tuesday and vacated the room on Wednesday morning..Asked Kevin at reception to speak to manager however, he was not there.. I am 80 years of age and my husband and I have disabilities both physical and & other health issues and which should have been a pleasant short trip was a nightmare from arriving to departing because of very poor facilities at hotel. I have taken photos and

Good location. Property very tired looking, damaged carpets posing tripping hazard on staircases. Booked a double bed room but given a queen bed instead, asked to be moved and we were. Room moved into was much better.

The room had just been redecorated and was really modern looking over the sea. The hotel itself is in need of a refurbishment but I think that's what they were in the process of doing. We had a fantastic stay.

BE WARNED! This hotel is riding on the ‘Best Western’ name it is NOT A Best Western hotel. Frontage of hotel is a mess with workmen vans, equipment & cables. Disabled access is via dingy, cobwebbed basement corridors. Basic ambiance is dingy and tired. Large areas of water damage evident through main entrance, stairwells and rooms. Upgrade on a few rooms, however not ours. Room was cleanish, heavy dust due to workmen on our corridor with doors open and cables running down corridor. Pealing wallpaper, damp patches, mouldy windowsills, a partial boarded window boarded window and 1970’s bathroom. When discussed with reception, they admitted room was not upgraded yet however the ‘service’ would surely compensate for the room standard and that it was ‘hotel.com’ problem for not notifying us of the work on hotel (?). We said we were not prepared to stay in hotel as I had my 84 year old mother who was very upset at this point. We were told we could get 2/3 nights refunded, but they appear to be refusing to repay this and we are caught between hotel.con and hotel to get recompense for false advertising.

Arrived at hotel to find it a building site.. we were given a room with scaffolding and workmen operating directly outside window .. after informing reception we were given a room which felt like a staff room the shower did not work and was really old decor . After going to reception we asked for a refund. To which was given . We also paid for parking at £10 per night which is double than last year. A total disgrace .. we we were not informed of work in the hotel and was not told about parking charges doubled … it ruined our break and not sure I will use this and definitely never use that hotel again

We checked in on Thursday and left on Sunday as planned. Our room was never serviced during our stay. Beds were never made, towels, toilet roll, tea, coffee, biscuits never replaced. The towel rail didn’t work. The widow leaked. The shower head leaked and didn’t fit the wall bracket. Wallpaper peeling from the wall. One bedside cabinet and furniture very dated. Old, tired and run down. An extra charge for car parking. Location is excellent, reception staff did their job. Just no after check in care. Would not use this hotel again.

This is a very old hotel and the fabric of the building is very tired. The public areas are all shabby. The bedroom was okay except the shower was mildewed in places. The dinner was very good, the breakfast not so good. £10 to park overnight in the hotel car park. Some of the staff were lovely, others not so good

I gave the hotel OK only because although our room was perfect, clean, well furnished, nicely decorated and very nice shower room, on entering the hotel I was shocked and had expected to be back at reception asking for a refund. The hotel is, I believe by the look of things e.g. plaster lying on the lift floor etc, currently undergoing some refurbishment but it has a very long way to go. There were cracks in the walls and wallpaper and plaster hanging off or coming away, skirting boards terribly unclean etc. I think it could all be down to, in some part, the workmen being around and trailing plaster and dirt as they go. There is no daily maid service, not that it bothered us for a 3 night stay, but all these issues i.e. state of hotel in public areas, work being carried out etc should be at least highlighted to guests before booking and, although being refurbished could make a bit more effort to clean in some areas. As I said however, our sea view room was actually very nice and clean thankfully and the staff were pleasant but did not dine/eat breakfast so cannot comment on food or service quality.

We booked through Hotels.com needed a last minute overnight in Oban. The pictures of standard double rooms looked ok. On arrival the outside of the hotel was very shabby & the car park full of litter. Inside wasn’t much better, the bar had been upgraded & looked ok but we didn’t use it. Reception gave us our key & we went to our room it was nothing like the photos on Hotels.com it was very shabby, dated, depressing & awful. We went back to reception & said it wasn’t what we were expecting they tried to tell us the photos were of rooms in their Bespoke chain of hotels. I said that they were misleading & we had been mid sold. They gave us a key to another room for us to look at saying we would like it. It was worse than the first one. Back to reception we went & said it was worse they informed us the hotel was under renovation & we couldn’t expect a room like on Hotels.com but they gave us another key & took us to look, it had been modernised & was slightly like the ones in the picture but it was still shabby, old window, stains on carpet, scuffed walls & woodwork not what we are used to. We stayed but would not recommend or stay again. If I were Hotdls.com I would remove it from the website as it is not fit for purpose & is very undesirable accommodation.

We booked a family room for 2 adults and 1 child. We arrived and the place was undergoing renovation. We got to our room and it smelled so bad, the place is clearly dog friendly which is fine however the room smelled awfully like wet dog. The bathroom was even worse, it was hard enough to spend a couple minutes in there, there was no way I could have stood for a shower. The gentleman on the front desk did try and spray the whole room with air freshener when we complained but the sickly sweet smell mixed with the awful existing smell just made it worse. It was dated; the bathroom was like going back to the 80s. There were cobwebs everywhere and holes in the walls, as well as plug sockets coming away from the wall. We were offered complimentary breakfast to make up for it all but we left in the end and didn't stay because it was so bad. They initially refused to refund us as well and we had to go through the credit card company; they sorted it once it was raised through them. It's such a shame as it has potential to be great. I'm glad to see it's being renovated and perhaps it will be far better once it's finished but until then I wouldn't recommend staying there.
