Overall, the hotel is well-maintained and very comfortable to stay in. It's a fair location, close to the city of St Kilda. Also, you're able to walk to South Melbourne if your're energenic.

We had a junior suite which was exactly as shown , very clean with everything you could want . Even had a pod coffee machine which was for us a great addition. Staff were very courteous ,helpful and obliging . Check in/ out was so easy . Great location , short walk to tram line . Will definently be staying here again.

Our stay at The Kinson was very disappointing. First, the hotel’s parking information is misleading. The property advertises AUD 45 per night for parking, but this is not how it actually works. On weekdays (Monday to Friday), you are not charged AUD 45 for the entire night. Instead, every time you leave the car park and return more than one hour later, you are charged another AUD 45. This means that if you drive out during your stay and come back later, you have to pay the full parking fee again. Unfortunately, this charging policy is not clearly explained on the booking page. Secondly, we stayed in Room 1706, which is directly opposite a large ventilation system in the hallway, creating constant noise. In addition, the room overlooks a tram stop and a construction site. The noise from the trams and construction work at night made it very difficult to rest or get a good night’s sleep. The lighting throughout the hotel was also disappointing. The corridors were extremely dim, the room itself was poorly lit, and the desk lamp in our room was broken. Overall, the hotel felt dark, poorly maintained, and not particularly welcoming. Overall, our experience was far below expectations. The unclear parking policy, excessive noise, poor lighting, and lack of maintenance made the hotel feel inconsistent with its price and rating. We would not stay here again or recommend it to others.

The hotel is in a very convenient location and many of the rooms have great views of the bay, even more of the rooms have balconies. Unless there is an event happening it is very reasonably priced. But the rooms are starting to get tired and a revamp is needed. It is in the process of changing its name to The Minton, so this may herald a facelift.

I had booked a room with 2 single beds as my niece was also coming for the weekend stay. On entering the room this was NOT the case so I immediately returned to reception. He rang housekeeping and arranged the bed configuration change. He also said they ? did not get all the details from Hotels and perhaps I should have booked direct. My niece and I arrived back late from 2 separate events and there was NO change to the king bed. When 2 people (who are not a couple) sleep in the one bed they tend to spread out more to the edges so the king doona/ sheets on the king bed were not adequate cover when either one of us turned over . Also the room wording as advertised said "accessible balcony" ... so I thought it had a balcony you could ?access ,which I thought strange..... not an accessible room (suitable for the disabled) so I wonder if I could have just moved rooms to one with twin beds (not in an accessible room.) If I had realised what I was going to get I would have booked another hotel OR maybe a room with 2 double beds. I will, in future ,ring up the booked hotel about 5 days before arrival to check room details so I can CANCEL & BE REFUNDED if not suitable.

This is just another plain average hotel. At check in there was no hello or any greeting at all. Photo id and credit card was all he said. No other customers so I'm not sure what the rush was. Room was average. Mould in shower, rips in carpet and cracks in hand basin. Really nice balcony though. If you had a drinking partner that is a great little spot. Twenty uber eats bikes out front makes the place look even tackier.

The passageways were incredibly dark. Parking is awkward with so many tradesmen taking up parking space. Room was perfect for our short stay

In no world is this a 5 star hotel. It was a bit run down and cleanliness could definitely be improved. I would have been ok with it as-is as a 3 star hotel, but with the expectation of 5 stars, it was disappointing.
