The staff were excellent, very friendly and helpful. The room was lovely and very clean. Gorgeous view from 107. The sash window didn’t close properly but it was nice to have a small amount of fresh air. The breakfast was very tasty. Loved the porridge with the hidden strawberries and the Vegetarian breakfast was delicious. A nice central hotel too for the town and quiet too. The stairs were an initial challenge for me, but by end of the two night stay, it did wonders for my energy! Would definitely stay again, a hidden gem!

This was a very disappointing stay. Booked this for a short family trip and was really surprised by the problems here: - The floors are all deeply slanted. Not sure if this is a foundation issue with the old building or it just needs extensive repairs, but the floors are so slanted that walking up the stairs on the third floor feels extremely disorienting, same with walking across our room - The water pressure in the rooms was abysmal. Took forever to get a shower and was unsatisfactory. - The carpet in our room had red stains all over and was sticky. - The ceiling above our shower was moldy and falling off - The bathtub/shower tub was a cheap plastic that makes popping sounds when you standing in the shower - The breakfast in the lobby is insanely overpriced and absolutely terrible quality. We waited 50 minutes exactly to get one Scottish breakfast, one salmon plate, and one bowl of oats… And the food was awful. Cost? ~47 GBP - There are no lifts, so have fun carrying your luggage up slanted stairs - There is no aircon in the rooms and the windows are frail and dangerous to open since they have only small, desperately in need of repairs This place feels like it was recently purchase, flipped cheaply, and is now acting like a proper hotel. Do not recommend.

Wouldnt be suitable for those who needed accessibility support due to old building limitations - no lifts. A little noisy at times - could maybe improve sound proofing on room doors and between floors, but didnt spoil my visit. Staff friendly and helpful. Nice breakfast with cooked vegetarian option. Would definitely stay here again / recommend.

The location in Edinburgh’s New Town just a few minutes walk from Waverley Station is perfect. The room I stayed in, despite being a basement room, was spacious, clean and comfortable. The staff were welcoming and friendly. The only slight negative is the lack of a lift and many stairs.

Wonderful friendly staff. Rooms (2) were comfortable and had quality sheets and linens. I was on the top floor walk up. I needed a nap after climbing the stairs. I went out without my phone, remembered in the lobby. Didn’t go back to get it.lol Highly recommend, but be prepared to climb steps.
