Was in Brighton to see Eric Prydz concert. Needed somewhere straight forward to stay. This hotel is good - Clean, modern and friendly staff. I think the other negative reviews are quite harsh

We loved our stay. We were welcomed wonderfully. The people were kind and warm, helpful, and attentive. Great location. The room we stayed in was beautiful and spacious with a privileged view.

The room was dirty. I asked before arriving if towels were provided and was told yes however for 3 guests we was provided one towel. Asked for an extra towels and was told ok but never given them. The bed was not made properly and the bath had lots of hair in it when we arrived. A very bad smell all around the hotel. We’ve stayed here a fair few times and never had an issue

They charge a £5 non refundable deposit per person on arrival. I paid £30 for early check in, we had to wait almost two hours after check in time foecro to be ready. The room stank of drugs, the ceiling was so low we could not stand up, the banister was loose, the sheets stained and dirty and it was freezing cold! We had to leave as both my girls have autism and they were in a terrible state because of it ! We had to pay for a different hotel. Never again

The hotel has a virtual reception desk, so you send copies of your passport/driving licence and proof of payment for insurance, which is an extra charge (which was not mentioned on booking.) The problem is uploading those documents produces a message saying "Congratulations! If you have correctly uploaded the required..your check in is complete." The result should be you're sent access codes for the front door and room key safe at check-in time. But if you haven't uploaded correctly, you're not told. On completing the upload process I got another reminder, so thinking something had gone wrong i did it again. When i arrived to check-in I hadn't received the codes. After twenty minutes in the rain, with another couple who had the same problem, I tried uploading again, with my driving licence instead of passport. I then received the codes - it may be the pic of my passport was unclear, but there was no feedback. If I'd known I could have sorted it out in advance. The couple had to access the concierge by WhatsApp to sort it out. The next day i found the front door lock not working. The electronic lock had failed because batteries were low. I had to contact the concierge by WhatsApp, confirmed that was the problem and was told maintenance staff would be sent. I asked how long that would take but received no reply. A disabled lady in a wheelchair was also locked out. Fortunately a cleaner came and put the door on a latch. It stayed that way, i.e. unlocked, for over a day.

We had to check in again at the hotel there was a very large mirror in the hallway that could of fell on anyone, you had to remember a security code to get into the main door and then you had to get a key safe number to get into your room , the bath handle kept falling off, the ceiling had damp coming threw the dirt was terrible, and the cleaning staff were rude and just kept on their phones and didn’t want to help with anything

It appeared clean but stained carpets and bathroom floor. My wife also stepped onto a sharp peice of glass. Luckily it didnt get stuck in. The double bed was sinking into the ground from the headside. Had to place pillows on opposite end to sleep straight. Still it was like i was on a slide had the wall not stopped me sliding down. Im not sure for other rooms, they looked nice but if you get the ground floor rooms which sleep 4 people, its a terrible idea unless they fully refurbish. Even then its very suffocating and cramped. No handgel for bathroom, sockets are faulty and no soundproof walls or ceilings so could here people. The staff were smiley and im sure they were nice but didnt bother complaining as there was too much to say. Hotel was full so didnt count on an upgrade. I would avoid the ground floor rooms especially if you come as a family.

I had non stop problems with my stay with the X hotel - thought for Brighton it was reasonably priced with the room being for 5-6 people ‘DELUXE’ family room but when we arrived it was a box room with dangerous wobbly staircase we literally had to crawl up to get to a loft room where we had to crawl to the beds too. The beds were hard, 1 plug socket upstairs. Definitely NOT the room advertised we booked. The walls were half painted, dirt & dust all over the floors, a bathroom door that didn’t shut. A kitchen the width of my arm basically in a cupboard. It’s the most shocking room I’ve ever seen especially for the £300 price for 2 nights. On top of all that I was asked to pay multiple fees for ‘insurance’ and ‘breakage’ deposit. DO NOT put your card details outside of Expedia as Expedia mentions because they will start randomly charging your card. I was charged for the room again too so all in all around £650 was taken out of my account which set me back for my stay in Brighton. Eventually after many calls and hours later (ruining the whole of our first day in Brighton) they refunded the duplicate room rate but not the rest. Getting hold of any staff from this property is mission impossible. Even weeks before our stay unanswered questions and only automated message we had was when they wanted money. Never have I been so disgusted with a service & have put in a complaint as we should be refunded. Photos taken to prove all of this.

Was a surprisingly pleasant stay at this hotel, i was worried after reading some of the reviews but it was actually a nice hotel, the bed was comfortable, the bedding was clean and smelled fresh, some areas of cleaning had been missed but it wasn't a problem for us. The decor was so interesting and was nice to stay in a hotel with a bit of personality.

Never staying there again. Room was in basement accessed via a very worn outside staircase with rotten hand rail. No where to store clothes, no coat hangers for hanging rail. Broken toilet seat. Blood coloured marks on wall. Walls generally very marked, needs redecorating. Shower riser broken and shower door has a very small opening so if on large side you would never get in it. Everytime the rooms above us used water we could hear the noise of it and the dripping of leaking pipwork. People smoking in shared court yard which had ours and other room windows on, so if that smoke had come into our room we could of been changed £200 for the smell of smoke. They threaten you a £20 per hr charge for late checkout, tjis charge could also apply if you leave rubbish in room or leave it dirty. There is also a hidden charge of £4.97 per person at check-in, which is non refundable. Check-in online and you have to verify yourself and anyone staying with you using photo ID. Avoid at all costs

We booked a last minute stay & needed a dog friendly place. Before we reached Brighton the hotel called & upgraded us to an apartment as they had a large stag party staying & we had children with us so they said it would be quieter. We got check in details sent by txt & had no problem finding the property & getting in. We never saw the hotel but the service & communication from them was very good. The apartment wasn’t very well stocked, there was only 1 cup for a hot drink for example. But we just needed a bed for the night & there was plenty of room. It was dated & may not be for everyone. Being right on the road it was fairly noisy but it was right by the beach & was a good location for us.

Pain in the arse to actually get into the hotel. With different door codes. No staff on site. Piles and piles of dirty laundry bagged up outside our actual room down a narrow corridor which was hard to get ourselves and luggage in room. Absolutely filthy nothing like the photos on line. Pubes and stains over bedding, dried blood in bath, bugs and insects everywhere. Stains on carpets that wasn't even hoovered before we arrived. Full dirty bins that we had to empty ourselves. We even went to Tesco's to buy cleaning products as it was just too gross. No storage at all Everything didn't match not even the same length curtains. Everything was wonky, curtain poles. Wonky blinds. Even our small double bed was uneven and wonky, our heads down a slope while it felt like our legs were in the air. My eldest daughter suffers from OCD so thinking I've booked a very stylish clean boutique style room from the photos on line. I couldn't have been more wrong. We had to leave early and cut our stay short. As the lack of cleanliness sent her in a mental spiral. Very noisy at night times. Fire alarm was going off for ages and no stuff on site to check or sort that out. No flooring in the bathroom just splattered paint everywhere. Used chewing gum just spat out of the window seals. Very small cramped rooms for how much we paid for a family room. Very disappointed 😞

Getting hold of any staff from this property is mission impossible. Even weeks before our stay unanswered questions and only automated message we had was when they wanted money. Never have I been so disgusted with a service & have put in a complaint as we should be refunded. Photos taken to prove all of this.

Was a surprisingly pleasant stay at this hotel, i was worried after reading some of the reviews but it was actually a nice hotel, the bed was comfortable, the bedding was clean and smelled fresh, some areas of cleaning had been missed but it wasn't a problem for us. The decor was so interesting and was nice to stay in a hotel with a bit of personality.

The 2 ladies were very helpful when we arrived and offered us both a cold glass of processco, which was nice,the hotel room could do with updating abit but overall the X hotel looked after us well.

Never staying there again. Room was in basement accessed via a very worn outside staircase with rotten hand rail. No where to store clothes, no coat hangers for hanging rail. Broken toilet seat. Blood coloured marks on wall. Walls generally very marked, needs redecorating. Shower riser broken and shower door has a very small opening so if on large side you would never get in it. Everytime the rooms above us used water we could hear the noise of it and the dripping of leaking pipwork. People smoking in shared court yard which had ours and other room windows on, so if that smoke had come into our room we could of been changed £200 for the smell of smoke. They threaten you a £20 per hr charge for late checkout, tjis charge could also apply if you leave rubbish in room or leave it dirty. There is also a hidden charge of £4.97 per person at check-in, which is non refundable. Check-in online and you have to verify yourself and anyone staying with you using photo ID. Avoid at all costs

We booked a last minute stay & needed a dog friendly place. Before we reached Brighton the hotel called & upgraded us to an apartment as they had a large stag party staying & we had children with us so they said it would be quieter. We got check in details sent by txt & had no problem finding the property & getting in. We never saw the hotel but the service & communication from them was very good. The apartment wasn’t very well stocked, there was only 1 cup for a hot drink for example. But we just needed a bed for the night & there was plenty of room. It was dated & may not be for everyone. Being right on the road it was fairly noisy but it was right by the beach & was a good location for us.

The hotel was a self check in, didn’t provide all the information in one go. Lack of communication on their end when trying to check in, delayed response times/ignoring, etc. The room was small, not like the pictures, felt as if we were catfished, would not stay here again.

Pain in the arse to actually get into the hotel. With different door codes. No staff on site. Piles and piles of dirty laundry bagged up outside our actual room down a narrow corridor which was hard to get ourselves and luggage in room. Absolutely filthy nothing like the photos on line. Pubes and stains over bedding, dried blood in bath, bugs and insects everywhere. Stains on carpets that wasn't even hoovered before we arrived. Full dirty bins that we had to empty ourselves. We even went to Tesco's to buy cleaning products as it was just too gross. No storage at all Everything didn't match not even the same length curtains. Everything was wonky, curtain poles. Wonky blinds. Even our small double bed was uneven and wonky, our heads down a slope while it felt like our legs were in the air. My eldest daughter suffers from OCD so thinking I've booked a very stylish clean boutique style room from the photos on line. I couldn't have been more wrong. We had to leave early and cut our stay short. As the lack of cleanliness sent her in a mental spiral. Very noisy at night times. Fire alarm was going off for ages and no stuff on site to check or sort that out. No flooring in the bathroom just splattered paint everywhere. Used chewing gum just spat out of the window seals. Very small cramped rooms for how much we paid for a family room. Very disappointed 😞

Below basic at above average cost, apart from the comfortable bed I can think of nothing to recommend this place. More like poor grade airb&b. I travel and walk a lot staying in French hires, shelters and Spanish religious, all much better than X in every respect
