Lovely welcome even though we checked in later than usual Room was large with a sofa and desk area( room2) . Overlooking the main road, but traffic noise wasnt bad. Nice brekki.. continental and cooked with fresh coffee , self service apart from your cooked order. Would return. Thanks.

It was a good value B&B. Stayed in coach inn which is old property and smelt damp on entering. Room was basic but nice. Toilet system faulty but managed. Found someone’s old receipt with name and address amount card details from April in welcome pack.. The staff were ok but didn’t feel they were approachable. Only one person serving on at breakfast think could do with more staff to replenish and clear table instead of only one who was also responsible for answering the phone. I would have mentioned the toilet on checking out but there wasn’t any one there. But it is what it is and will use again. Thank you

This place was ok, but our Junior suit had to have the curtains closed at all times, as the room is ground level and the bar has tables for guests outside the very large windows!! Reception were quite unhelpful, stating we should have known about this from the hotel room description, which wasn't on Hotels details! Also the area of Spalding is run down and not very aspirational to visit.

Room small but very clean. Bed and pillows amazing. Breakfast incredible. Lights behind bed not working. Plug in sink in ensuite quite rusty and no chain on plug so once plug in very difficult to get out. Shower and toiletries lovely. Parking right outside front. Quite a few marks on wall next to bed a bit of paint would cover.

Comfortable hotel, nice with a 'homely' feeling rathan than some clinical hotel chain. Reception helpful but be aware there are no evening meals at weekends, although nearby is The Moorings pub, good food and excellent staff service

We arrived at 6:15pm. On entering the junior suite we are met by people enjoying a drink immediately outside the bedroom window, ourselves and the bed on full view. The only privacy solution to close the curtains on the only window. Having explained our concerns we were advised this was how it was. We were offered a lesser room, given a partial refund for only one of the nights booked and advised the staff were leaving in 7 minutes! (6:30). We're now left in a 'hotel' with no staff, no food, no provision for eating takeout. The garden door is locked. The front door is locked ( access via a side door is possibly but the route is now dark as the shutters to the lounge are shut). We had asked for management to speak about refund and cancellation but 36hours on there has been no contact. Checked out early. Not impressed. Below is a list of room faults identified: sash window held open by a firewood log, other window inoperative. Side table very wobbly, it's unusable. Light switch knob missing. Light fitting loose. Kettle comes full of water of unknown vintage. Bathroom door handle loose and lock mech is loose. Sharp protruding screw at base of shower. Shower drips (annoying!!) shower head dirty. Shower handle loose and broken. Bath tap control loose (retainer for porcelain missing) . Sink plug chain broken. Over sink light faulty. Bathroom window rattles and seems inoperative. The bed was comfortable but shook with some undermined activity. Consider this a basic B&B only.

Comfortable bed in a spacious room. Lovely bathroom Could do with black out curtains. Breakfast was unfortunately shocking. I tried the full English, possibly the worst ive had and the pancakes were like runner with watered down syrup. The guy on check in was great.

The welcome receptionist was lovely. The room was lovely though cheap uncomfortable pillows. There was no food available that night. This stay was for my mother’s funeral. The staff on duty on 27th were appalling. Utterly lacking in any kind of sympathy the bar staff were disinterested, terse and rude. I’ve always stayed there. We held my father’s wake there. Yet it is clearly in decline. A once elegant hotel staffed by lovely folk has now declined to the degree where I will never stay there again. To the staff on duty on 27th, shame on you. Truly.

The room - superior double - looked tired in terms of decor - chipped paint, dirty net curtain, marks on the walls. The towel rail in the bathroom was very rusty and in need of replacement. The tile grout and the shower panel needed a deep clean. The web site and the guide in the room stated that food was available Monday - Thursday. In fact I was advised upon arrival that it is Monday to Wednesday only. The bed was comfortable but overall for the price paid the experience was not good value

Lovely Victorian/Edwardian hotel. We had a very spacious sunlight filled room on the third floor (no lift). Shower open ended without door or curtain 😕 and water ended up all over the bathroom… Breakfast was full English cooked to order with array of fruits and cold options. Would stay again.
