This hotel is very nice and just a short walk from the famous Dean Village and Walk of Leith Waterway. The only caution is the front entrance is down the hill and through the car park. Our room did not have any windows yet the room had everything we needed for our one night stay (very spacious shower). The 13 bus is right outside and helped us clear that hill with our bags up to Princes Street. Very nice hotel, great location for quiet yet near the City Center.

i don’t understand the negative hostile reviews; many people leaving scathing reviews are for the rooms they book without a window, which specifically state before booking ‘no window’. duh. I arrived very very late and the night auditor (assuming), was professional, engaging, and fun to talk to at 2am. I had a room upgrade because of the time I was checking in I assume, and it was I believe in Room 520 on the 5th floor, with an amazing view dead center to the Modern Two art gallery. The room was huge and spotless; and I am all over the world 250 times a year in hotels traveling. The only issue is the 10am check m and t tag qout. Say for someone like me who checked in at 2am, it was tough to get ready at that 8:30am

Terrible- Anyone that says otherwise could not of stayed at the same hotel. Terrible bar- dont go in there room no window! for the price that was insane. shower broken wadrobe broken plugs.....broken shower gel dispenser- empty iron- burnt my shirt staff at the front desk? lovely!

Hotel was ok. After running marathon was looking forward to food, no food is served on a Sunday in the hotel. Had a shower, shower gel container was empty and water temperature luke warm. Got ready for bed after shower, only to realise no toilet paper provided. Had to get dressed and go down from 5th floor to reception to get a toilet roll. Staff on reception were nice, but not hugely proactive or apologetic, even when I mentioned that shower gel in room was empty too. No power sockets at bed side table and bathroom paintwork not great, could really do with being upgraded. The room itself was a decent size and I slept fairly well, therefore just rating as “ok” overall.

Going to give an honest review from what I experienced. The location is good for the price. It’s around $100 a night cheaper than other Hotels that’s a little closer to Old town/ New town. The Hotel is on the edge of Downtown It’s about 20 min walk with restaurant and beautiful 19th century buildings along the way. The Hotel has good and not so good things about it. That’s why it’s much cheaper than most of other hotels in the same area. The breakfast is good. Proper English breakfast buffet for only 12 pounds. The parking is only 7.50 pound a night. The Hotel needs decorating and renovating. The walls needs paint and needs new flooring in the corridors. The area had bits of small rubbish in hall ways and elevators that was never cleaned in the few days I was there. The room was very spacious with 65inch Tv. But, it was dated. The corners in the bath tub had mold in the sealants and most of any metal had rust areas. If the cleaning in the Hotel was supervised better it would make a big difference at the Hotel. In my opinion it was worth the Money, but I would gladly paid more if the Hotel was cleaner and had paint and flooring updated.

We booked this hotel as it was close to the city centre and provided (paid) parking. Our room was very clean but the decor within as well as throughout the hotel is very dated and could do with a freshen up. Breakfast can be added on for £12 per person. It was ok.

A good adequate 2 night stay for a short town visit into Edinburgh. A little pricy for a no frills hotel, however a good location in walking distance to all the attractions. Staff seemed a bit overworked but still friendly enough and welcoming. Parking costs extra but we did get a decent safe parking at £15 for 2 nights, great value for Edinburgh. We did choose a very busy bank holiday weekend to visit. The downsides..was our room was not cleaned and they ran out of towels! Bathrooms are a bit tired and could do with some hooks. Window were cold and drafty. But all in all… good. Recommended if you just want a place to sleep and be out all day.
