The room smelled. There was no untensils or Tea bags. It was so noisy from other rooms,didn't get much sleep. You could smell poeple smoking in the building. The sheets were all marked with black marks.

The cliff house at kangaroo is A BUDGET ACCOMMODATION HOUSE/MOTEL. the staff do not hassle the clients the staff are only too happy to be of service when needed but you don't really need them except for check in. The cleaner is a friendly person. The gentleman who owns it busts his butt maintaining the premises. There are beautiful mannered elderly people living there long term and they are looked after and they know that they are cared about. It is fairly quiet considering the amount of people in the area. Yes it's a four star system in my opinion it could be better and it could be slot worse. The air con is excellent the showers have excellent heat and pressure. You can feed the brush tailed possums out the back I counted four in a 50 square metres area last night. Total cost of 5 nights stay $580 that is the cheapest deal I could find.

With this place, you really get what you pay for, the room was small, no windows, the walls looked like they needed to be repainted, the shower didn't seem to be cleaned in quite a while, the smoke alarms kept going off all night.. At least the bed was comfortable! I didnt really deal with staff, I called up to try and organise a late check in and I was rushed on the phone, "Yeah, you'll get an email. Okay??? Byeeeeee." No email... only for me to call up another 2 to 3 times until it finally got sorted.. like I said, you get what you pay for.

We liked that it was affordable for us and close to Kangaroo Point cliffs and cafe. It seems like a little old boarding house and has a very long history. The reception staff were very friendly. The room was clean and simple. I nearly froze during the night as there was only one blanket per bed and the air conditioner while letting me set it to 30 degrees did not work. I tried to ring the office number but because I had come home late, around 11pm no one answered. The office staff let me know they could have provided more blankets early in the evening if I had asked. If I had have been warm it would have been a nice stay. I was concerned that it sounded like people were running around on the floor above us, all night. We have no idea what the sounds were coming from and were grateful that it had high ceilings. The room has the same layout in design as the advertised image but that image was perhaps photoshopped with different paint work, bed linen and blind. The room has a simple curtain. The shower was simple and had good hot water. Coffee satchels and milk was provided, it would be nice to include some tea bags too. If anyone wanted to stay here and were worried about security I wouldn't stay here as anyone could walk up the lane and into the B house. The door to our room had a simple press the button in lock.

Bathroom area very tiny. Not clean. Bugs dead and alive could be seen on floor, table top and in fridge! Overall very poor. No internet so tv would not work. No key return on ground floor area. Building is so old it needs condemning. Steps have holes and rails not safe. Outdoor area full of tree matter and slippery to walk to car space. Definitely not a nice place to stay unfortunately

0/5 — Filthy, infested, unsafe. Lucky to get out alive. This property was an absolute nightmare from start to finish. The room was filthy, clearly not cleaned, and the hygiene standards were non‑existent. I found bed bugs in the bedding and cockroaches in multiple areas, which is completely unacceptable and a serious health hazard. The noise levels were extreme at all hours, making it impossible to sleep. Between the infestation, the dirt, and the constant noise, the entire stay felt unsafe and deeply uncomfortable. I genuinely felt lucky to get out alive. I had to find somewhere else on short notice. This place should not be accepting guests in its current condition. Avoid at all costs.

Manager or owner he was nice and that was only nice memory from 3 night stay. Online pics and reality have 15 to 20 gap between them. This place was mouldy dirty and unhygienic, matrix in the room I stayed was broken and manager said if give me hand I’ll get you a new bed I thought “new bed??” Fuk it why not!!! Carry the mattress downstairs and I’m expecting a new mattress, after we place the one in the room to a rubbish bins and my new mattress was waiting me in the smoking area on the floor open and wet from rain and dirt, we also carry the mattress back upstairs and he dry the mattress with hair dryer while I was at dinner. One thing I know and that is never again with this place EVERRRE.

The stay was decent. The staff and the people running the place, were lovely, kind people. The facilities however, weren't exactly top notch. The shower didn't heat up, the rooms weren't exactly the cleanest, (it wasn't dirty to the point where it was disgusting, but it could be better) and they had a problem with their smoke detectors. On our second day there, we were woken up by a smoke detector beeping. Naturally, we immediately evacuated the building, only to find out that it was a false alarm. Also, our room's smoke detector had a plastic bag around it, which most likely means that a previous guest was smoking. Now the stay wasn't bad and it certainly wasn't uninhabitable, but they have a few things to improve upon. 4/5 stars. Not a bad option.

Do not stay here. Room was nothing like photos, there were at least 2 cockroaches and several other bugs. Carpets needed vacuumed. The reception was a box with a passcode. Tried messaging and did not get a response for 12 hours. Could not sleep in the room with the bugs and air not working. Parking lot was full and saw a resident take her cat litter box out to the shared trash can. This is more or less an apartment building with some nightly rented rooms.

I did not stay at this property despite having a booking. Upon entering the room, I found dead insects on the bed sheets and observed two cockroaches on the floor. Because of this, I decided not to check in. There was no staff on site, and attempts to contact the manager by phone went to voicemail. I took photos and contacted Expedia immediately to request cancellation. I returned the key and left the room in the same condition. Expedia attempted to contact the property but received no response. The following business day, the property stated that I had checked in and stayed overnight, which was not the case. I booked alternative accommodation that same night. Based on cleanliness, lack of staff presence, and how the situation was handled, I would not recommend staying here.

The room smelled. There was no untensils or Tea bags. It was so noisy from other rooms,didn't get much sleep. You could smell poeple smoking in the building. The sheets were all marked with black marks.

The cliff house at kangaroo is A BUDGET ACCOMMODATION HOUSE/MOTEL. the staff do not hassle the clients the staff are only too happy to be of service when needed but you don't really need them except for check in. The cleaner is a friendly person. The gentleman who owns it busts his butt maintaining the premises. There are beautiful mannered elderly people living there long term and they are looked after and they know that they are cared about. It is fairly quiet considering the amount of people in the area. Yes it's a four star system in my opinion it could be better and it could be slot worse. The air con is excellent the showers have excellent heat and pressure. You can feed the brush tailed possums out the back I counted four in a 50 square metres area last night. Total cost of 5 nights stay $580 that is the cheapest deal I could find.

With this place, you really get what you pay for, the room was small, no windows, the walls looked like they needed to be repainted, the shower didn't seem to be cleaned in quite a while, the smoke alarms kept going off all night.. At least the bed was comfortable! I didnt really deal with staff, I called up to try and organise a late check in and I was rushed on the phone, "Yeah, you'll get an email. Okay??? Byeeeeee." No email... only for me to call up another 2 to 3 times until it finally got sorted.. like I said, you get what you pay for.

We liked that it was affordable for us and close to Kangaroo Point cliffs and cafe. It seems like a little old boarding house and has a very long history. The reception staff were very friendly. The room was clean and simple. I nearly froze during the night as there was only one blanket per bed and the air conditioner while letting me set it to 30 degrees did not work. I tried to ring the office number but because I had come home late, around 11pm no one answered. The office staff let me know they could have provided more blankets early in the evening if I had asked. If I had have been warm it would have been a nice stay. I was concerned that it sounded like people were running around on the floor above us, all night. We have no idea what the sounds were coming from and were grateful that it had high ceilings. The room has the same layout in design as the advertised image but that image was perhaps photoshopped with different paint work, bed linen and blind. The room has a simple curtain. The shower was simple and had good hot water. Coffee satchels and milk was provided, it would be nice to include some tea bags too. If anyone wanted to stay here and were worried about security I wouldn't stay here as anyone could walk up the lane and into the B house. The door to our room had a simple press the button in lock.

Bathroom area very tiny. Not clean. Bugs dead and alive could be seen on floor, table top and in fridge! Overall very poor. No internet so tv would not work. No key return on ground floor area. Building is so old it needs condemning. Steps have holes and rails not safe. Outdoor area full of tree matter and slippery to walk to car space. Definitely not a nice place to stay unfortunately

0/5 — Filthy, infested, unsafe. Lucky to get out alive. This property was an absolute nightmare from start to finish. The room was filthy, clearly not cleaned, and the hygiene standards were non‑existent. I found bed bugs in the bedding and cockroaches in multiple areas, which is completely unacceptable and a serious health hazard. The noise levels were extreme at all hours, making it impossible to sleep. Between the infestation, the dirt, and the constant noise, the entire stay felt unsafe and deeply uncomfortable. I genuinely felt lucky to get out alive. I had to find somewhere else on short notice. This place should not be accepting guests in its current condition. Avoid at all costs.

Manager or owner he was nice and that was only nice memory from 3 night stay. Online pics and reality have 15 to 20 gap between them. This place was mouldy dirty and unhygienic, matrix in the room I stayed was broken and manager said if give me hand I’ll get you a new bed I thought “new bed??” Fuk it why not!!! Carry the mattress downstairs and I’m expecting a new mattress, after we place the one in the room to a rubbish bins and my new mattress was waiting me in the smoking area on the floor open and wet from rain and dirt, we also carry the mattress back upstairs and he dry the mattress with hair dryer while I was at dinner. One thing I know and that is never again with this place EVERRRE.

The stay was decent. The staff and the people running the place, were lovely, kind people. The facilities however, weren't exactly top notch. The shower didn't heat up, the rooms weren't exactly the cleanest, (it wasn't dirty to the point where it was disgusting, but it could be better) and they had a problem with their smoke detectors. On our second day there, we were woken up by a smoke detector beeping. Naturally, we immediately evacuated the building, only to find out that it was a false alarm. Also, our room's smoke detector had a plastic bag around it, which most likely means that a previous guest was smoking. Now the stay wasn't bad and it certainly wasn't uninhabitable, but they have a few things to improve upon. 4/5 stars. Not a bad option.

The room and bathroom were nothing like the photos online. Mould on the walls, no hotwater at the bathroom basin. Very poor condition and unsure how it can be allowed to house guests. Having travelled worldwide including 3rd world countries, it rates as one of the worst night's accommodation I've ever had

Do not stay here. Room was nothing like photos, there were at least 2 cockroaches and several other bugs. Carpets needed vacuumed. The reception was a box with a passcode. Tried messaging and did not get a response for 12 hours. Could not sleep in the room with the bugs and air not working. Parking lot was full and saw a resident take her cat litter box out to the shared trash can. This is more or less an apartment building with some nightly rented rooms.

I did not stay at this property despite having a booking. Upon entering the room, I found dead insects on the bed sheets and observed two cockroaches on the floor. Because of this, I decided not to check in. There was no staff on site, and attempts to contact the manager by phone went to voicemail. I took photos and contacted Expedia immediately to request cancellation. I returned the key and left the room in the same condition. Expedia attempted to contact the property but received no response. The following business day, the property stated that I had checked in and stayed overnight, which was not the case. I booked alternative accommodation that same night. Based on cleanliness, lack of staff presence, and how the situation was handled, I would not recommend staying here.
