For the price, this is a great stay for the area. I booked because it seemed close to the hospital where my dad was admitted. Unfortunately because of the road system, we had to drive all the way to Xcaret to turn around and head the direction of the hospital across the street. I checked in around 9pm, and nothing was open on-site or within walking distance for a drink or bite or even water. The front desk staff was amazing. Very welcoming, helpful and friendly. I chose the accommodation with the indoor pool included, but was unable to use it because it was freezing cold and didn’t appear to have any filtration. It looked like there was a button to make the pool do something, but it didn’t work. The towels are seriously subpar and the kitchenette amenities are sparse and random…no soap even. But the bed was comfortable and the shower was…fascinating. The rain shower head was broken and shot water everywhere and/but I’ve never seen a shower with a geyser coming up from the floor. I’ve also never felt cleaner. ;) It’s a bidet shower. I would actually stay here for a long-term rental, assuming that maintenance could make some adjustments to the pool and plumbing. I would bring in my own kitchenette supplies and towels, and be such a happy camper for months at a time. Breakfast is a bit awkward, but again, I got what I paid for and I was well-fed and well-slept despite the fact that my dad was dying in the hospital across the street (yet 10 miles away).

We love this hotel, but has changed since our last visit (August 2025) it's going down, we found little things that they're not the same. Breakfast was good, rooms had a lot mosquitoes ( we never had this problem before) I love that they care for the pets. The check in and check out was fast. Abilene and Gerardo We're very friendly and helpful.

Unfortunately! We had a bad experience with the casa kaoba hotel ! We had to spend one night there without proper electricity ,proper air conditioning! Not so happy with the staff first as they did not mentioned anything beforehand about some incident why they were having issues with the electricity until we complained it’s not working ! But after we requested refund , they managed to give us transfer to the different hotel close to Playa del Carmen !

I booked (and payed an additional EUR 8)) for the "Suite" (not the Twin/Double room) to have small cooking place available. However, I got the room without the cooking facility. Also, the reception staff I had at the counter spoke Spanish only. Her English was limited to a handful of words. It took quite a while to get my pancakes for breakfast so take that into account when you have plans for the day. It's located directly next to the highway, but no noise audible in the rooms. Because of the location you need some form of transportation to the beach and tourist area.

Stayed 3 nights. Some staff like Adilene and Richard and the rest of the Bar/ Restaurant staff were helpful, but overall this raised serious safety concerns. On our final night, the in-room safe malfunctioned with multiple passports (including children’s) and legal documents inside. We were told no one could assist until morning, leaving us without access before a scheduled flight. The safes appeared non-functional (likely dead batteries), and instead of a controlled process, the front desk hands out physical override/reset keys to guests. We were given the wrong key with no verification or instructions. Engineering initially planned to drill the safe; it was only resolved when another engineer from a different property arrived with the correct key. This raises serious concerns about how securely guest belongings are handled if similar safes are used across rooms and keys are distributed without control. The sliding doors and door knobs in the rooms don’t properly work. Check-in was delayed and the room was not properly cleaned. The outdoor cold plunge pool was not functioning and this was not disclosed (the indoor living room pool did work). This was a stressful, travel-impacting incident and has been documented with Expedia. I expect this to be reviewed for appropriate compensation.

We booked a room with a pool and it was nothing like the picture advertised. It was dirty and no jets or moving water. It was cold and not fancy like i thought it was going to be. The place had lots of ants everywhere and the drains had flies and water was slow moving. It was a nice place for the amount of time we spent in the room but I should've booked without the pool.

Hola, quisiera reportar una experiencia muy decepcionante durante mi estadía en Casa Kaoba. Nos hospedamos en la suite presidencial y desde el inicio encontramos varias fallas: la habitación presentaba falta de mantenimiento (olor a humedad, jacuzzi con agua en mal estado, muebles deteriorados y elementos oxidados). Además, varias instalaciones no funcionaban correctamente. El problema más grave fue que durante los 4 días de estancia no tuvimos agua caliente en ningún momento, a pesar de haberlo reportado en recepción. La respuesta fue siempre que se trataba de una tubería dañada, pero nunca se resolvió durante nuestra estadía. También tuvimos gastos adicionales debido a estas condiciones, como la necesidad de comprar utensilios para poder cocinar y calentar agua para bañarnos, incluyendo a una niña de 2 años. Dado que el servicio y las condiciones no correspondieron a lo ofrecido al momento de la reserva, solicito que se revise este caso y se considere una compensación o reembolso parcial por la experiencia.

No hot tub parking did not seem safe at all

I ended up checking out the next morning due to safety concerns and housekeeping issues.

The room was so nasty . When I asked the guy for extra pillows he said to give him 5 minutes , after 30 minutes I went myself to the front desk and no one was there for about 10 minutes and then when I went outside the hotel to see if the receptionist was maybe outside smoking or something after 2 minutes I went back in and the guy was putting pillow cases to some nasty looking pillows. They were stain yellow and he tells that he was taking them to another room. Just to find out that it was my room. The guy was lost . Then I go back to my room and find out that there was no soap. I’m pretty sure a motel or hostel would have better service than this place. The refrigerator had an half empty bottle of water I guess from the previous guest. Smh . I wouldn’t recommend this place at all. I don’t even know why Expedia have them as a 3 1/2 stars hotel.

This is the second year I've stayed at this hotel. Last year it was run down, now it's worse. There's a general lack of maintenance and it's very dirty. The sheets in the rooms are stained and don't fit the mattress properly, making it very uncomfortable. The same goes for the pillows. In short, I don't recommend it, and I don't think we'll be returning.

Restaurant was slow, room amazing!

Needs to be updated. We used it for sleep only. Need to clean the air conditioning filters. Breakfast is good, need more wait staff. We were missed the one day for 30 minutes

Room was dirty, hair in beds. Shower head was so rusted we couldn’t bathe. Also the air did not work upstairs. Will never stay again

Mi experiencia fue terrible en ese hotel No agua para sabanas muy pero muy Sucias y viejas no aire acondicionado en la abitacion la causa estaba dañado solamente una to alla y para colmo sucias viejas de color supuestente blab o pero enrealidad estavan negras de cusio nunca me bolveria a ospedar en este hotel pesimo servicio del personal ….😡

No soap nor shampoo in the room, asked for it but was delivered the next day. The shower drain was clogged and the water overflowed the room, had to throw a towel to control it. Room not properly cleaned, weird noise coming from bathroom made it hard to sleep. In another room my friends were staying there were roaches. On the contrary staff was friendly in reception and tried to help with activities and transportation.
