The room was very clean, the staff was welcoming and accommodating best staff I have encountered within the hospitality industry thus far. I would stay at The Oakes again upon my return to the Falls.

Check in was fast! They were very courteous and went above and beyond to help with our questions. Our room was clean, tub was huge, the bed was extremely comfortable!!!
If you’re going to zip line it’s only 5 min. Away!! Applebees and a buffet breakfast diner is with in walking distance. We did the buffet (12.99 all you can eat) for the convenience of time!! It was good!!

A bad trip. When I checked in, the front desk moved my room to the Hilton Hotel. The air conditioner in the Hilton hotel is very noisy unless I turn it off, but after turning it off, the room will be very cold; the room is like a vacuum, air blows into the room from the corridor through the crack of the door, and the room is windy like on the street. .

First got hit with a 50 per day fee to park the rental car on top of the resort fee! I paid as much in hidden fees as I did for the accommodation!
There is no breakfast, just coffee in the lobby that was not very good, the entire hotel is dated, but appeared to be fairly maintained. The windows on the observation deck are failed so your not going to have a great view of the falls like your hoping for based on the hotels pictures.
All in all I would recommend paying a little more upfront for the nice hotel across the street, you only think your saving money by staying here until your hit with the hidden fees.

The bilevel room we booked for a family of 10 on the 14th floor has only 1 bathroom. The view though of the Niagara Falls was awesome and breathtaking! This our second time booking a room overlooking the falls. It's specially nice to see it at night. Parking per car is expensive. Parking is not free and not included in your booking fee on this hotel. Location is great.

The room needs a thorough cleaning and deep vacuuming. The furniture is worn out and should be replaced or refurbished. The carpet is dirty and requires proper cleaning.
The parking fee of $50 per day is unreasonably high. The internet service is slow and frequently buffers, making it difficult to use.
The bed is uncomfortable and should be replaced. The bathroom also needs a small shelf or holder to store personal items such as shaving cream, razors, a toothbrush, and toothpaste.
Overall, improvements in cleanliness, furniture quality, room amenities, and internet service would greatly enhance the guest experience.

When I pointed out to the gentleman at the front desk that the room was not very clean. He rolled his eyes and said sir I will make sure that very happens again. It won’t because I will not go back to your hotel.

Check in was a very lengthy ordeal. Someone set our room clock alarm to 6am and made for an unwanted early morning when my 3 year old couldn’t fall back to sleep, and left us all exhausted for the day.

We arrived at 4:30pm to a line of of 50 plus people to,check in, three on the front desk, they had a computer click earlier in the day and as such it took a long time to,check in, we left our luggage with a lovely young helpful gentlemen Jayden I think was his name, and headed out, returned at 7pm to about 8 people,checking in. The glitch was,out of there control,but they managed it well.

Price was good but the decor is dated and worn. Staff were really friendly and helpful. No tea or coffee making facilities in the rooms - 1 tea/coffee machine in the lobby for all hotel guests, this can get very busy especially in the morning. No breakfast or restaurant facilities. Rooms also aren't serviced - clean towels etc available on request.
