Pro: This hotel is in a very good location. The rooms are nice a large and the beds and sofa beds are wonderful. It's very clean. Con: Privacy is non-existent to others in the room. The shower and toilet open into the room! If it's a couple, okay, but if you are sharing with grandchildren, not so much. No night tables.

Pay disappointed in the Made service as they never did our room and when we showed up in the evening, our used towels were still on the floor, not replaced. We went to the front desk. They tried to hand us off the towels, and we told them we needed Kleenex as well. They wanted us to grab it and bring up our self. We asked them to bring it to our room, please. When we showed up, they still didn’t take the dirty towels off the floor in the room. Also, I thought it was quite rude that you would not extend an hour or two for a later check out on a weekday. A charge for a late chart checkout is not reasonable at a room for 300 a night. When we arrived for breakfast, most of the three mornings, we had a shortage of food items There were no coffee cups only paper I don’t believe your hotel should be rated as a four-star hotel either

Loved the location for a quick few days in Edinburgh. Close to Panda & Son's, Rose street, Grassmarket, Johnnie Walker and Edinburgh Castle. Staff made an awesome recommendation of the Sunday Straw Market. Extremely close and great experience!! Would definitely book again.

From the moment I entered this hotel, the service was extremely poor. The reception staff were chatting among themselves and ignoring guests. My room wasn’t ready even though I had requested an early check-in. They asked me to wait, and after an hour, the room was still not ready. When I went back to the reception to ask again, they finally found me a room, but only after I paid an extra £20. So, my one night stay ended up costing £302. At that price, I expected an amazing room, but instead, it was horrible and really run down. They didn’t even provide basic amenities like shower caps or cotton buds, the little extras you expect in a hotel charging that much per night. There was no kettle in the room; instead, you had to use a hot water machine in the bar, which had filthy mugs. I’m furious that I spent that much money. The whole experience and the sleep was horrible.

Maybe it was just this price because of the fringe festival, but this was more of a $100 a night place tops. Beds were like a pile of rocks, could hear doors slamming closed up and down the halls at 7am, elevators out of service. The staff was lovely and everything was clean, but if the price had been much lower I would have been happier.

The rooms are small and the bathroom is made up of a cubicle for the toilet and a cubicle for the shower which are in the bedroom. No door to the bathroom. You can't separate the lights for the WC only. Not well thought out. Bed was comfortable but small. 4'6" Staff were all nice
